Founder and Managing Principal

Joseph F. Dudek

Joe entered the parking industry in 1989 and spent the next fifteen years across airports, off-airport facilities, hospitals, hotels, valet, medical centers, on-street, municipal contracts, and Class A commercial buildings. In 1999 he founded Priority One Parking, an off-airport enterprise running multiple facilities, which taught him the economics of ownership from the inside.

In 2006 he became General Manager of one of the largest parking operations in the country, running the entire ecosystem: 800+ employees and a $28M payroll. He did not simply oversee it. He rebuilt the control environment from the inside, executing a 40% staff reduction while growing net revenue 200%.

He founded JDE in 2015 to be the firm owners call when they need someone who has actually been in the lanes. He has since led audits across airports, REITs, healthcare campuses, and municipal systems.

Jason joined the same airport operation in 2010 as Operations Manager, running day-to-day delivery across 450+ employees, a $22M payroll, and $85M in annual revenue at 30%+ margins. He learned what breaks inside a parking operation at scale by fixing it in real time, without interrupting revenue or the customer experience.

At JDE he built the delivery engine: the project management standard the firm applies to every installation, across every major PARCS platform. His portfolio spans airports, healthcare, hospitality, Class A office, and REIT portfolios. He became partner in 2016 after the firm was awarded the largest parking guidance system project in the United States at the time of award.

He is the architect behind Parking PI and ProTrack, the firm's two proprietary platforms.

Jair works across project management, data analysis, and vendor coordination, holding multiple concurrent installations to schedule and to specification. He also leads My Parking Supply, the firm's supply venture, sourcing the consumables and equipment that keep operations running.

OPERATOR DNA

We know what a red button on a vend terminal means.

We did not enter parking through consulting. We entered through operations: managing cashiers, reconciling revenue, and fixing broken gates at two in the morning. When we audit a facility, we recognize the failure before we can prove it, because we have run the operation that produced it.

That is why our findings survive contact with the operator. We are not describing a system we read about. We are describing one we ran.
